Work has begun on a new seven-storey student accommodation development on Seamus Quirke Road, County Galway. Developed by Elkstone Real Estate, and approved by An Bord Pleanála in 2022, the project replaces an existing car park with a student housing scheme comprising 240 student beds.
The accommodation will be arranged into 32 clusters of varying sizes, each featuring shared living, dining, and kitchen spaces. Residents will also have access to on-site amenities, including a cinema room, sports facilities, and dedicated bicycle and motorcycle parking. During student holiday periods, the units will be available for short-term lettings.

3D Design Bureau was involved early in the design stage, providing a suite of 3D planning solutions. We worked closely with the development team to produce architectural CGIs, verified view montages, and a BRE Daylight and Sunlight Assessment. More recently, we revisited the project for an amendment application, incorporating minor modifications to the approved scheme.
Our daylight and sunlight assessment report, submitted with the original application, demonstrated that the development would have an imperceptible impact on daylight and sunlight levels in the surrounding properties. Additionally, the scheme is designed to provide good daylight access for future residents, particularly in the proposed living spaces and two main communal amenity areas.
The underway scheme will provide public open space which includes the construction of a public plaza along the eastern boundary as well as rooftop gardens.
Current construction works involve relocating the pedestrian access route in the existing car park from Seamus Quirke Road to Westside Shopping Centre. The car park itself will be reconfigured, as part of the new development.

Construction has now begun on a new 10-storey tourist hostel at the corner of Foley Street and Joyce’s Walk, Dublin 1. The scheme was initially approved in February 2024 by Dublin City Council, with an appeal against the decision later withdrawn.
Ireland’s planning framework is moving from Local Area Plans towards new area-based plans, but the core idea remains the same: translating higher-level policy into clear, place-specific guidance for a defined area. That guidance typically covers issues such as land use, density, height and built form, movement, and the public realm.
Planning permission has been granted for Steeplefield Limited’s Greenvale development at the former Chadwicks Builders Merchant site off Greenhills Road. The scheme is now under appeal, with a decision expected in May. The permission relates to a major mixed-use redevelopment across four new blocks ranging from five to 12 storeys, providing 588 apartments.
