Planning permission granted for 180-bed Cork city centre hotel

Cork City Council has granted planning permission with conditions for a new hotel development at Lower Oliver Plunkett Street and Connell Street, in Cork City.

The approved hotel will range from five to ten storeys above ground level, delivering 180 bed spaces in total. The scheme also includes a gym, reception area, kitchen, and breakfast and dining space, alongside the supporting building services required for hotel operations.

To facilitate the scheme, the existing vacant commercial buildings on the site will be demolished and removed.

3D Design Bureau delivered a suite of 3D planning solutions, including presentation photomontages, verified view montages, and a daylight and sunlight assessment report. These studies help project teams communicate a proposal clearly in its surrounding context, while also supporting evidence-based assessment of its potential effects.

Our daylight and sunlight assessment found that, as an urban infill project on a constrained city centre site, the proposed hotel would inevitably have some noticeable daylight effects on the closest neighbouring properties due to existing boundary conditions and the tight urban setting.

However, it also identified wider areas of negligible impact, and the findings were presented in line with the BRE Guidelines’ principle that numerical targets are guidance to be applied with flexibility. Overall, the report concluded that these localised effects could reasonably be seen as part of the trade-off associated with city centre densification.

The decision included conditions aimed at ensuring the hotel sat comfortably within its setting. The development was required to be built in line with the submitted plans and amendments, with the external finishes, materials and colour scheme tied to the Design Statement.

On the street side, the proposed Connell Street loading bay was required to be omitted, existing on-street parking retained, the Connell Street footpath widened to 2.0 metres, and the final layout of Connell Street and Lower Oliver Plunkett Street, including a raised pedestrian crossing.
