The Land Development Agency (LDA) is set to submit a planning application for a new 285-unit residential scheme at The Gasworks on Dock Road, Limerick. The project will be developed on land acquired from Gas Networks Ireland (GNI) and aims to deliver much-needed cost rental and social housing in the city.

3D Design Bureau produced a combination of architectural CGIs, presentation photomontages, and verified view montages to support LDA’s planning application and to showcase how the scheme will integrate with its surrounding environment. These visuals will play an important role in communicating the scale, layout, and architectural character of the proposal to both the local authority and the public. Additionally, we carried out a daylight assessment, a sunlight assessment and a shadow study of the scheme.
The proposed development will comprise 142 one-bedroom, 127 two-bedroom, and 16 three-bedroom apartments, arranged across three blocks ranging from one to eight storeys in height. Amenities planned for the scheme include a childcare facility, retail units, a public plaza, landscaped gardens, play areas, and communal open spaces.
The development will also include bicycle parking and surface-level car parking to support future resident families.
Located within a 15-minute walk of Limerick city centre, the site benefits from strong transport links, with bus services connecting to local schools, the University of Limerick, University Hospital Limerick, and the Crescent Shopping Centre.
According to the LDA, construction could begin as early as 2027, subject to planning approval.
