An Bord Pleanála has granted planning permission for the construction of a 112-unit apartment complex on a site southwest of Beach Road and south of Church Avenue in Irishtown, Dublin 4.
Plans have been lodged for the amendment of a previously approved 143 bedroom hotel located on Little Britain Street in Dublin 7.
Working within the granted massing and heights, the interior of the scheme was redesigned to suit the new end users’ brand requirements. Gold Tree Hotel Dublin 2 Limited had received planning approval from Dublin City Council for the hotel in August 2019. The scheme was designed by Dublin-based John Fleming Architects.
The hotel will be located close to the soon-to-be revitalised fruit and vegetable markets and adjacent to the historic Green Street Courthouse and park.
The hotel will comprise 143 bedrooms contained with a single block that will be 7 storeys in height with an eight-floor penthouse. Inside, a reception, bar, licensed restaurant, and business area will be included.
The site currently homes to a two-storey building that will be demolished prior to the construction of the hotel. The existing granite door surround, however, will not be demolished and will instead be relocated within the new development.
CGI consultants, 3D Design Bureau, liaised with the development team to provide both 3D planning and 3D marketing solutions. 3D Design Bureau produced a total of 11 verified view montages, 1 presentation photomontages, and a BRE daylight and sunlight assessment which were submitted as part of the planning application to An Bord Pleanála. The 3D visualisations are now being used for marketing purposes with national media covering the project.
