Former Vita Cortex Plant LRD

Developed by BML Duffy Property Group Limited, this proposed residential scheme is set to deliver 170 homes, comprising 158 apartments and 12 townhouse units, alongside a variety of amenities. Designed by BKD Architects, the project is located on the site of the former Vita Cortex Plant, between Kinsale Road and Pearse Road in Cork City.

Appointed for our proven expertise in high-quality, accurate 3D planning solutions, 3D Design Bureau was involved in this project to support the planning application with a comprehensive suite of deliverables. These included verified view montages, presentation photomontages, architectural CGIs, aerial montages, and a detailed daylight and sunlight assessment.

Our process began with the creation of an analytical 3D model of the proposed development, built using the full set of information provided by the design team. What set this project apart was the inclusion of adjacent proposed developments in the model, such as the neighbouring Pavilion scheme, which allowed for a more accurate cumulative representation. Given the significant role landscape design plays in this scheme, extra attention was paid to accurately depicting trees, green areas, and boundary treatments.

In parallel with modelling, our in-house photographer and drone pilot visited the site to capture baseline photography from carefully planned viewpoints. Given the scale of the development, additional angles were recorded to provide greater flexibility during production and to explore different verified view options for showcasing the proposal to the local authority.

With the baseline imagery done, our visualisation team integrated the 3D model into real-world photography, producing verified view montages, aerial views, and presentation photomontages.

While verified views follow a strict methodology and are used for planning validation, presentation photomontages and CGIs offer greater creative flexibility, making them highly useful not only for planning documentation but also for future marketing campaigns.

The architectural CGIs focused on representing the building’s scale, massing and layout, while also highlighting key amenity areas and landscaping features. The final visuals offer a clear representation of the development that will serve both planning and marketing needs.

For the daylight and sunlight assessment, we evaluated the potential impact of the proposed development on nearby properties, including 4 Pearse Road, Lyman, Bermartin, Loretto, and a neighbouring Part 8 apartment building. The scheme performed well across all assessment criteria outlined in the BRE Guidelines, demonstrating a balance between urban density and the protection of neighbouring residential amenity.
