Greenhills LRD
Developed by Elkstone, this major mixed-use redevelopment is located on the former Chadwicks Builders Merchant site off Greenhills Road. The scheme is arranged across four blocks ranging from five to 12 storeys and will deliver 588 apartments.
We were first appointed in 2021 to produce a suite of 3D visuals and a daylight and sunlight assessment to support the, at the time, Strategic Housing Development (SHD) application. Although drawing information was provided, our team modelled the site fully from the outset, paying close attention to detail, as this was considered a sensitive site from the early stages of the project.
These solutions played an important role in the initial planning application. Later, in 2022, we were brought back to support a revised application, which addressed issues raised during the previous submission and progressed the scheme under the Large-scale Residential Development (LRD) framework.
As substantial design changes were introduced across different blocks, including the rotation of one of the buildings, our team updated the full suite of visuals, including verified view montages, aerial montages, and architectural CGIs.
An especially interesting aspect of this stage was that we also had to re-run the entire daylight and sunlight assessment under the updated BRE guidelines, which had changed since the original submission.
Working closely with the design team, 3D Design Bureau helped optimise Spatial Daylight Autonomy (SDA) and Sunlight Exposure (SE) levels throughout the scheme. Our daylight performance study showed satisfactory and acceptable results, particularly given the density of the proposed development.
A significant number of the proposed units also achieve favourable levels of sunlight, helping to create enhanced living environments for future residents. In addition, all shared amenity areas exceed their target sunlight values, providing well-designed outdoor spaces across the scheme.
A few years later, in 2024 and again in 2025, the scheme went through further revisions, partly in response to concerns raised by Irish Water. Our team was once again appointed to update the visuals so they accurately reflected the latest changes to the design.
