A planning application has been submitted to Cork City Council for a large-scale residential development (LRD) on the site of the former Vita Cortex Plant, located between Kinsale Road and Pearse Road in Cork City. The brownfield site, inactive for many years, is now the focus of a major regeneration effort aiming to deliver new homes and community-focused amenities.
3D Design Bureau was appointed to support this planning application by delivering a full suite of visual and technical solutions. These included aerial montages, presentation photomontages, architectural CGIs, verified view montages, and a comprehensive daylight and sunlight assessment report.
The full set of visuals will play a key role in enabling evidence-based decision-making by the local authority. Our daylight and sunlight assessment proved particularly valuable, informing key design considerations early in the project. By collaborating closely with the design team, we were able to contribute insights that significantly improved the scheme’s performance from a daylight and sunlight perspective.
Proposed plans outline the construction of 170 residential units, comprising 158 apartments and 12 townhouse apartments. The unit mix includes 51 one-bedroom, 84 two-bedroom, and 35 three-bedroom homes. These will be arranged across four blocks, varying in height from four to nine storeys.
In addition to residential use, the scheme incorporates several amenities, including a crèche, a café, and four retail units proposed for one of the blocks. Future residents will also benefit from a range of communal courtyards and public open spaces.
The plans also include provision for dedicated bicycle parking, along with shared car and motorcycle parking spaces.
