Construction is now underway on Plovers Wood, a major 576-unit residential development located in Lissywollen, Athlone, Co. Westmeath. Originally granted planning permission by An Coimisiún Pleanála in 2021 (at the time An Bord Pleanála), the €126 million project represents a joint venture between Alanna Homes, Roadbridge, and Westmeath County Council.

The initial phase of construction will deliver 103 homes, marking the first step in the development of this large-scale housing project. The approved plans provide for 285 houses and 291 apartments, and duplexes distributed across 20 blocks ranging from two to five storeys in height. The homes will include a mix of one-, two-, three-, and four-bedroom units, offering a diverse range of housing options.

3D Design Bureau collaborated with the development team to deliver a comprehensive suite of 3D planning and marketing solutions. Our team produced 12 verified view montages and two architectural CGIs, which played a key role in supporting the original planning application. These visuals can now be used to support marketing efforts for the scheme as it progresses on-site.
Over 30% of the total units (around 174 homes) have been allocated for social housing under the terms of the joint venture. The development also includes two crèches, a community hub, and extensive landscaped open spaces designed to promote social interaction and accessibility.
Additional features include new pedestrian and cycle connections linking to the Old Rail Trail Greenway, as well as a strong emphasis on sustainable transport and active travel. Once complete, Plovers Wood will deliver a modern, well-connected neighbourhood contributing significantly to housing supply in Athlone.
