Construction is now complete on Phase 1 of a major mixed-use residential development on Rathborne Avenue in Dublin. The project secured planning permission from An Coimisiún Pleanála back in 2020 following amendments to an earlier approved scheme. Known as Rathborne Wharf, Phase 1 will deliver 370 homes, while construction is also progressing on Phase 2.
Back at the planning stage, 3D Design Bureau produced a suite of architectural CGIs and verified view montages to support the application. These visuals helped the Local Authority clearly understand the scale, design and potential impact of the scheme within its surroundings, providing important visual information to support an informed and ultimately positive planning decision.
The wider development comprises 725 homes alongside a range of commercial facilities. The residential mix includes 107 studios, 226 one-bedroom apartments, 376 two-bedroom apartments and 16 three-bedroom apartments, arranged across six blocks ranging from two to 14 storeys.
All apartments feature private balconies, terraces, or patios. Moreover, future residents of the development will benefit from a large 5,480 sq. communal open space and courtyard spaces. The site will also provide access to the Royal Canal towpath, enhancing the area’s appeal.
Some of the homes within the development are being made available through Cost Rental, with applications already open. Cost Rental is aimed at households who do not qualify for social housing and have a net household income of less than €66,000 per year, providing access to long-term rental homes at rates below typical market rents. Plans approved for 51-home scheme on Brighton Road, Foxrock
Dún Laoghaire-Rathdown County Council has issued a decision to grant permission for a new 51-home residential development on Brighton Road in Foxrock, Dublin 18. The proposed scheme will deliver a mix of apartments and family houses, alongside substantial public and communal open space within the approximately 1.2-hectare site.
Construction advances on restoration of Roebuck House
Construction is progressing on the redevelopment of Roebuck House at Our Lady’s Grove in Dublin 14, where the existing historic building is being restored and extended to provide a new purpose-built hostel. The approved scheme will deliver 24 ensuite bedrooms, including two fully accessible rooms, with completion currently targeted for March 2027.

Ireland’s exempted development rules have been expanded under new Planning and Development Regulations introduced in July 2026, widening the scope of residential works that can proceed without formal planning approval.
