Work will commence this week on a new Office Development coming to Leeson Lane, Dublin 2. The development is funded by The Office of Public Works and will incorporate the historic Spruce House currently on site.
Irish developers, Durkan Residential, have recently submitted a planning application for the construction of 52 residential units on Brunswick Street in Dublin 7.
The proposed development involves the construction of three apartment blocks ranging between 3 to 8 storeys in height. The apartment units will comprise a mix of one and two-bedroom apartments across all three blocks however the development has plans for more than just residential units.
Further plans outline the inclusion of a retail development on the ground floor of Block A and a seventh floor terrace on Block B. Bike storage will be included at the ground floor of Block C which will provide 108 bike spaces in total and complete the development.
If approved, this development will provide residents with access to a whole host of amenities in the Dublin 7 district. Neighbouring Smithfield, the apartment blocks will be part of a residential, commercial, and cultural district that offers bars, restaurants and hosts cultural events all year round. This location places the development is a very desirable area next to Dublin’s city centre with Dublin Bus stops and the Luas line nearby.
CGI consultants, 3D Design Bureau, were involved early in the design stage to produce 3D Planning Solutions. 3D Design Bureau worked closely with the development team to produce verified view montages, architectural CGIs and a BRE Daylight and Sunlight Assessment which included impact assessment and scheme performance.
