East Wall Road Welcome New 15-Storey Hotel, Office, and Apartments.

Construction is well underway on Dublin’s East Wall Road where MKN Property are developing a 15-storey hotel, 88 build-to-rent apartments, and an office scheme for the site.

Dublin City Council had granted approval for the mix-use scheme in March 2021. An appeal was lodged against the scheme, which was subsequently withdrawn in September 2021, clearing the development for construction. The overall project at East Wall Road is due for completion in 2023.

The project involves the demolition of existing two car showrooms on the junction of East Wall Road and Alfie Byrne Road. The development will be contained within three blocks that will comprise a 15-storey hotel, 6 office/retail units, and 88 residential apartments all constructed over a basement car park.

The first block will contain a 15-storey hotel that will rise to a maximum of 52.7 metres (173 ft) in height. It will feature 195-bedrooms, a restaurant and bar, and conference facilities.

The second block will comprise a café unit and residential amenity space on the ground floor. 6 office units will be spread out over the first to third floors. Floors four to seven will contain 28 build-to-rent units.

The third block will be a 10-storey apartment complex that will contain 60 build-to-rent units. The apartment mix for the entire scheme is 46 one-bed units and 42 two-bed units.

The basement serving all three blocks will provide 45 car parking spaces, 100 bicycle parking spaces, an ancillary hotel, and residential facilities. 

The scheme will have vehicular and pedestrian access, a drop-off area to serve the hotel, and associated changes to the public footpath, fire tender egress, and pedestrian access. The site will also include a landscaped urban plaza, riverside walkway along the river Tolka, play area, and 60 bicycle spaces located at surface level.

CGI consultants, 3D Design Bureau, liaised with the development team to provide both 3D planning and 3D marketing solutions. 3D Design Bureau produced a total of 7 verified view montages, 3 presentation photomontages, 1 architectural CGI, and a BRE daylight and sunlight assessment which were submitted as part of the planning application to Dublin City Council. The 3D visualisations are now being used for marketing purposes with national media covering the project.
