Irish developers, Red Rock Developments, are seeking planning approval for the construction of a 7-storey ‘Built-to-Rent’ scheme on Pleasants Street in Dublin 08.
An Bord Pleanála has granted planning permission for the construction of a major €160 million student accommodation located 850 metres from University College Dublin (UCD).
When complete, the development will provide a total of 698 student bed spaces across 8 blocks at Our Lady’s Grove site in Goatstown, Dublin 14.
The scheme is proposed by an Irish arm, Colbeam Ltd of Michael Cox’s UK-based building company, Hollybrook Homes who has a growing portfolio of Irish-based projects.
A spokesman for Hollybrook Homes stated, “The Board has acknowledged that this is an ideal site for student accommodation, just 850 metres from the UCD campus and close to Luas, bus and cycle lanes.”
“It will make a previously inaccessible site accessible with a linear park and nature trail with 37.5 per cent of the site in open park space. Work on the €160 million scheme will commence as soon as possible to facilitate students for the 2024 academic year,” he added.
Sadhbh O’Connor, Director of Thornton O’Connor Town Planning, who acted as planning consultants for the project commented, “The provision of 698 No. bedspaces will not only contribute towards addressing the shortfall in student accommodation but in turn will lead to the release of private rented accommodation, which is in critical demand in the area.”
“This release of private rented accommodation to the market will contribute positively towards a solution for the current national housing crisis,” she added.
The student accommodation blocks will range in height from 3 to 7 storeys. The bed spaces will be spread across 99 clusters that will vary from 5-units to 8-units. Each cluster will have access to communal living, kitchen, and dining rooms.
The student campus will include a range of residential amenities at ground floor level. These include a movie room, a music room, a gym, common & study rooms, a library, a yoga room, a prayer room, a laundry, and group dining areas.
The plans outline a total of 9 car parking spaces, 4 motorcycle spaces, and 860 bicycle spaces.
CGI consultants, 3D Design Bureau, liaised with the development team to provide both 3D planning and 3D marketing solutions. 3D Design Bureau produced a total of 28 verified view montages, 2 aerial photomontages, 10 architectural CGIs, 2 interior CGIs, and a BRE Daylight & Sunlight Assessment which were submitted as part of the planning application to An Bord Pleanála. The 3D visualisations are now being used for marketing purposes.
