South Dublin County Council has granted planning permission for a major mixed-use development at Whitestown Way in Tallaght, Dublin 24. The approved scheme will bring 169 homes, commercial space and a crèche to the site, alongside new public spaces and supporting infrastructure.
For this application, 3D Design Bureau produced a Daylight and Sunlight Assessment, aerial visuals, architectural CGIs and verified view montages. Together, these materials helped communicate the proposed design and its relationship with the surrounding area, while assessing daylight and sunlight performance within the scheme and its potential effects on neighbouring properties.
These 3D solutions also supported the project team as the design developed, providing a clear basis for reviewing the scheme’s layout, scale and relationship with its surroundings. Later in the planning process, they gave the Local Authority detailed visual and technical information to help assess the proposal and make an informed decision, ultimately supporting the successful planning outcome.
The approved development is arranged across two blocks, Block A to the east and Block B to the west, ranging from one to six storeys. The buildings are connected by a single-storey undercroft and podium level, creating a shared base for the wider development.
The residential mix comprises 80 one-bedroom, 85 two-bedroom and four three-bedroom homes. The plans also provide two commercial units extending to a combined 356.5 sq m, alongside a 162.8 sq m crèche with an external play area.
Public and communal open spaces form part of the wider plans, together with landscaped areas and private balconies and terraces for residents. The development also includes provision for car and cycle parking, alongside green roofs and solar panels.
Access and infrastructure works include a new street and turning area along the southern side of the site, connecting with Whitestown Way. The approval will bring a substantial new residential element to this part of Tallaght, combining new homes with commercial, childcare and open-space provision within a connected mixed-use setting.
