Works are underway at Twilfit House, Dublin 1, where a new Premier Inn hotel is being built. Initially planned as an eight-storey, over-basement hotel with 180 rooms, extensive bar and restaurant areas, and a separate gym and retail unit, the project received further planning approval in late 2023 from Dublin City Council for significant alterations to the original scheme.

Plans were submitted to Fingal County Council for the construction of a new large-scale residential development in Clonsilla, in the outer suburb of Dublin. The proposed scheme involves the demolition of existing buildings totalling approximately 315 sq.m and the construction of 170 housing units across seven blocks.

3D Design Bureau were engaged early in this project to create both verified view montages and on-site computer-generated images of the proposed development. By working with a selection of viewpoints, our team was able to produce short-, medium-, and long-range verified view montages, applying our methodology to ensure these visuals accurately reflect the potential impact of the proposed development on its surrounding environment, providing important information to the local authority.
The computer-generated images serve as an effective tool for showcasing the overall architecture, design, and open space amenities of the proposed plans, providing a preview of the development’s final appearance. Once planning approval is secured, these visuals can also be repurposed by our clients for marketing the scheme.
The submitted plans include 45 one-bedroom apartments, 115 two-bedroom apartments, and 10 three-bedroom duplexes. The development will also feature a café with external seating and a childcare facility.
The residential units are planned to be spread across several blocks, with Blocks A and B containing 55 apartments, Block C containing 36 apartments, and Blocks D and E comprising 59 apartments. Additionally, two duplex blocks will house 20 units. Communal open spaces, including landscaped podium courtyards and residential amenity areas, are also included in the proposal.
Public amenities are a key element of the proposed project, including a 3,498 sq.m public park, two public plazas, play areas, and a nature walk along the southern boundary. Additionally, the development will offer private open spaces through balconies, terraces, and gardens, enhancing the overall living experience for residents.
Access to the development is proposed via Porterstown Road, with additional pedestrian and cycle access from Clonsilla Road. The surrounding area will also see enhancements, including new pedestrian and cycle paths, reconfigured parking, and provisions for resident vehicles, including electric vehicle charging stations, as well as ample bicycle parking.
If approved, this development promises to significantly enhance the Clonsilla area by providing much-needed housing and amenities while improving the overall urban environment for both residents and visitors.
