An approved large scale residential development by Elkstone is set to transform the former G4S site on Herberton Road, Rialto. Valued at an estimated €26.5 million, the scheme will deliver new homes on a site long earmarked for redevelopment, following the withdrawal of an appeal in May 2024.

3D Design Bureau played a crucial role in this project from its early stages. Our team produced a comprehensive range of planning solutions, including architectural computer-generated images and verified view montages, to visually represent the proposed development.

In addition to visual materials, our team executed an in-depth assessment of the development under the latest edition of the BRE guidelines. This involved creating a thorough daylight and sunlight assessment report, evaluating the impact on existing windows, the immediate surrounding context, and the effect on Sun on Ground (SOG) of both existing and proposed amenity areas. We also assessed the scheme’s performance for Spatial Daylight Autonomy (SDA) and Sunlight Exposure (SE) in proposed habitable rooms.

This detailed suite of planning solutions effectively showcased the development to Dublin City Council, assisting them in making an informed decision about the scheme, which ultimately led to its approval.

The development will feature 120 apartments, divided evenly between 60 one-bedroom and 60 two-bedroom units, each with a balcony or terrace and a range of amenities. These apartments will be distributed across four blocks, with heights varying from 4 to 6 storeys.

The approved plans also include a ground floor café/retail unit, community/arts/cultural spaces, a delivery reception/storage area, and 1,489.6 sqm of medical space on the upper floors, all located in Block D of the development.

Additionally, the scheme will feature a public plaza between Blocks C and D, communal open space within the central courtyard and around the site’s perimeter, as well as co-working and meeting room spaces.

The plan includes provisions for car parking spaces, electric vehicle charging stations, bike parking spaces, and parking for commercial units and visitors.

Works will involve the demolition of existing vacant commercial buildings totalling approximately 3,730 sqm. Upgrades to Herberton Road via the existing entrance will also be carried out to provide access to the site.
