A Daylight & Sunlight Assessment is a detailed technical analysis that evaluates the potential impact
on daylight, sunlight and overshadowing by a proposed development.
A split decision has been made by An Bord Pleanala regarding the construction of a proposed €135m Coastal Quarter Housing Development in Bray on land formerly used for Bray Golf Club. Shankill Properties proposed the original development back in August 2021 with plans to construct both residential and non-residential units off Ravenswell Road and Dublin Road in Bray, Co. Wicklow.
The original plan for 591 residential units has now been reduced to 234 units as per An Bord Pleanala’s conditions. The approved scheme will include terraced houses and apartments. The houses will comprise a mix of two- and three-bedroom houses at two storeys tall and four-bedroom houses at 3 storeys tall. Twenty-six terraced buildings will create space for 52 apartments and duplexes that will each have their own door and their own balcony or garden space. The last of the residential units will be constructed within two apartment blocks containing a mix of one-, two- and three-bedroom homes.
The remaining 1,336 sq.m of the site will be dedicated to the non-residential units which largely involve the construction of a retail unit, 2 commercial units, a café and a childcare facility. The provision of public and communal open space is included in the approved scheme as well as playgrounds and multi-use games. Car and bicycle parking will be made available to both residents and those using the facilities included in the development.
CGI consultants, 3D Design Bureau, liaised with the development team to provide 3D planning solutions. 3D Design Bureau produced verified view montages, architectural CGIs and a BRE Daylight and Sunlight Analysis which were submitted as part of the planning application to Wicklow County Council.
