Double E Investments Limited has recently lodged a planning application to Limerick Council for the construction of a new mixed-use scheme, located at Lower Gerald Griffin Street, in Limerick.
This project involves the demolition of existing structures spanning approximately 1,960 m2 on Little Gerald Griffin Street, to make way for four mixed-use blocks, with buildings ranging from 3 to 8 storeys. In total, 85 apartments, varying from studio to three-bedroom units, will make up the residential part of the development.
The proposed development will contain a full set of amenities: Outdoor communal spaces adorned with landscaped courtyards, ample car parking with provisions for EVs and mobility requirements, and expansive bicycle storage facilities.
Commercial spaces are planned across the ground floor of two blocks within the proposed development, with a highlight being the 177 sqm dedicated crèche, which will highly benefit families in the area.
As part of the planning application, an Energy and Sustainability Report has been submitted to demonstrate the developer and design team’s efforts in ensuring that the proposed development meets the latest energy and carbon performance requirements. The document identifies and showcases sustainability strategies associated with the design, construction, and building services of the scheme.
The work involved
3DDB collaborated closely with the project’s design team to produce architectural computer-generated images and detailed verified view montages. Such visuals are integral to the planning application, often playing a key role in securing a positive outcome.
The medium and long-range views allow Local authorities to have a deep understanding of the potential impact the proposed development might have on its surrounding environment. In total, 15 viewpoints were provided to our client, and submitted to local authority as part of the planning pack.
