Dublin City Council has granted planning permission for an aparthotel development at the former Circle K petrol station at the junction of Donnybrook Road and Brookvale Road, in Donnybrook, Dublin. The approved scheme will feature 131 rooms in a seven-storey building.

3D Design Bureau supported the project team from the early stages of the project, working through multiple iterations of the scheme as it evolved over time. Across those stages, we produced a Daylight and Sunlight Assessment, presentation photomontages, verified view montages and aerial visuals, helping to communicate each version of the proposal clearly as the design moved from residential and student accommodation concepts to the now approved aparthotel scheme.
At ground-floor level, the plans include guest arrival and service areas such as the reception space, luggage room, staff facilities, bin storage, internal cycle storage and other utility accommodation. The building will also include a restaurant/takeaway unit on the northern elevation and a retail/café unit on the southern elevation.
While the application originally proposed 143 aparthotel bedrooms, the permission required the omission of 12 smaller bedrooms across the upper floors, reducing the final approved number to 131 rooms. The same condition also required the removal of the proposed skylight setback and high-level windows on the southern elevation.
The public realm works included in the scheme will help improve the overall experience of both future guests and people moving through the area day-to-day. Alongside upgrades to the footpath and surrounding streetscape, the proposals are intended to create a more attractive and better integrated setting for the building.
