Plans approved for 51-home scheme on Brighton Road, Foxrock

Dún Laoghaire-Rathdown County Council has issued a decision to grant permission for a new 51-home residential development on Brighton Road in Foxrock, Dublin 18. The proposed scheme will deliver a mix of apartments and family houses, alongside substantial public and communal open space within the approximately 1.2-hectare site.

3D Design Bureau supported the project through planning with a Daylight and Sunlight Assessment, shadow study, architectural CGIs and verified view montages. Our analysis confirmed that the design performs strongly in relation to the relevant BRE 209 targets, with the retention of mature trees forming an important part of the overall design approach. This helped balance daylight and sunlight performance with the preservation of the site’s existing character, biodiversity and privacy.

The visual material complemented the assessment, helping the project team communicate the design clearly and providing the Local Authority with the visual and technical information needed to make an informed decision on the proposal.

The development comprises 30 apartments across two four-storey blocks fronting Brighton Road, including 24 one-bedroom and six two-bedroom units. A further 21 houses are planned across the site, comprising nine three-bedroom terraced homes, eight four-bedroom semi-detached homes and four detached five-bedroom houses.

Outdoor space forms an important part of the plans, with more than 2,500 sq m of public open space and approximately 487 sq m of communal amenity space. Each apartment will also have a private terrace or balcony, while the houses will include private rear gardens.

The wider proposals provide for car and bicycle parking, landscaping and new pedestrian connections from Brighton Road. A new vehicular and pedestrian access will also serve the development, alongside the infrastructure required to support the new homes.

The decision is subject to a number of conditions relating to areas including landscaping and tree protection, drainage, pedestrian and cycle connectivity, materials and residential amenity.
