Construction is now under way on Phase 4 of Glenveagh’s wider residential development at Corballis East in Donabate, Co. Dublin. The phase will deliver 92 homes on a 3.28-hectare site beside the Donabate Distributor Road. Fingal County Council issued final planning permission in October 2025.
3D Design Bureau supported the project through planning with a Daylight and Sunlight Assessment, architectural CGIs and verified view montages. These visual and technical materials helped communicate the design and its relationship with the surrounding area, providing information to support the Council’s assessment and final decision.
The permitted development comprises 68 two-, three- and four-bedroom houses and 24 one-bedroom homes across three two-storey maisonette blocks. The original application proposed 96 homes, but a condition of the permission confirms a revised total of 92.
The plans also include landscaped open space and play areas, internal roads and footpaths, bicycle storage and connections to the Donabate Distributor Road. Pedestrian links towards adjoining lands to the east may be opened when the Council considers them appropriate.
The permission ties occupation of the new homes to the delivery of facilities serving the wider area. These include a neighbourhood centre and civic space, a school site, Corballis Nature Park and a childcare facility approved under a separate permission. Conditions also require detailed landscaping and ecological measures, including provisions to protect local badgers.
