Initially undertaken for a pre-application meeting, our work was extended to a full application – ultimately providing the local authority with a precise, reliable daylight and sunlight report. This contribution was instrumental in facilitating the successful acquisition of planning permission despite a number of appeals and observations. Subsequently, our team was called upon to produce an additional impact assessment in response to the planning appeal concerning the scheme, which was eventually withdrawn.

Impact assessments are crucial as they determine the potential effects of a proposed development on surrounding properties and the environment. With a project like this, located in a dense urban environment and surrounded by existing residential and commercial buildings, such a report is critical to a planning application and even more so to answer any appeals against a decision by the planning authority.
This major office development, known as Florian, was designed with a focus on amenity, open space, natural light, and energy efficiency. The project entails the demolition of two current office buildings to make way for an eight-storey office building. This new structure will include a single basement alongside a plant level, with a total gross floor area of 28,706 sq.m.

The approved plan also contains a 170 sq.m. café/restaurant along the southern façade of the building, overlooking the canal. This is set to seamlessly integrate with a proposed public realm plaza space.
The basement level will offer 47 car parking spaces and 360 bicycle parking spaces, alongside 667 sq.m. of additional office accommodation. Access to the basement parking will be via a ramp from Adelaide Road, with a designated bicycle entrance from the canal side.
